Stonehurst Community Yard Sale

Saturday, November 6th from 8:00 a.m  until 1:00 p.m.

Clean out those drawers, closets and attics…it’s that time again! Our next community yard sale will be held Saturday, November 6th from 8:00 a.m. until 1:00 p.m.

These sales have been a big hit, and it’s a great way to clear that clutter and meet your neighbors within Stonehurst and the surrounding communities. If you’ve never participated in a Stonehurst sale before, simply pull out your items on your driveway the morning of the sale and sell, sell, sell!!!

If you’re worried about someone being able to find your sale, make a colorful sign to lead those hungry buyers to your location. Just remember to please pick it up after the sale to keep our community looking its best. Good luck and happy selling!

Lunch Masters

The newly formed StoneHurst Plantation organization, Lunch Masters, held their inaugural gathering on August 18 at the St. Johns Golf & CC. As founder, I am elated that our charter group numbered eight strong. We enjoyed a great lunch and, true to our objective, we enjoyed warm fellowship. Bonds of new friendships were formed. As you can see by the smiling faces in the accompanying photograph, a good time was had by all.

A number of our other StoneHurst neighbors had RSVP'd that they had a scheduling conflict as to this first gathering, but that they would see everyone on September 1st, our next scheduled luncheon. I want to again extend my personal invitation to all StoneHurst residents who are looking for a lunch buddy on the first and third Wednesdays of each month and who also want to expand their circle of friends. Dress is casual. We have NO dues, NO agenda, just fun and fellowship. You will learn that many of us have some darn interesting neighbors. Moms, now that the kids are back in school, you are welcome too! See you all on September 15th. Wow, how time flies! School summer vacation has come to a close and Stonehurst kids are back to school. Please drive carefully as bus stops will be active again and parents please remind your kids to walk home paying attention to their surroundings. The amenity center was surely a hot spot for parties, play dates, or just enjoying time with family or friends this summer. The pool will continue to remain open Tuesday through Sundays as the weather cools. Elite Amenities will continue to provide attentive monitoring service on the weekends to ensure only Stonehurst residents are entering our facility. Monitors also perform light cleaning duties, make rounds on deck, and enforce the pool rules. Speaking of pool rules, a friendly reminder that there is no smoking or alcohol allowed within the amenity center.

What are Retention Ponds?

Retention ponds are developed to serve two functions: limit flooding and pollutant removal. Retention and detention ponds are often developed in areas with significant construction. Buildings, roadways, parking lots, driveways, etc. are all impermeable surfaces, or material water cannot soak into during a rainfall. Since the rain cannot penetrate these surfaces, it has no choice but to runoff to areas of lower elevation. Therefore, the more buildings and pavement in a given area, the more chances of flooding because the rain cannot soak into the ground.

Geotagging - Web Photos That Reveal Secrets

When Adam Savage, host of the popular science program “MythBusters”, posted a picture on Twitter of his automobile parked in front of his house, he let his fans know much more than that he drove a Toyota Land Cruiser.

Embedded in the image was a geotag, a bit of data providing that longitude and latitude of where the photo was taken. Hence, he revealed exactly where he lived. And since the accompanying text was “Now it’s off to work,” potential thieves knew he would not be at home.

Security experts and privacy advocates have recently begun warning about the potential dangers of geotags, which are embedded in photos and videos taken with GPS-equipped smartphones and digital cameras. Because the location data is not visible to the casual viewer, the concern is that many people may not realize it is there; and they could be compromising their privacy, if not their safety, when they post geotagged media online.

Important Changes to Florida Statutes Chapter 720 You Need to Know About

2010 was an important year for changes to the HOA and Condominium Statutes some of which affect you as homeowners AND renters. Below is one of the changes that significantly alters the process of collecting outstanding assessments from absentee owners. Please read it carefully.

720.3085 Payment for assessments; lien claims.—

(8) If the parcel is occupied by a tenant and the parcel owner is delinquent in paying any monetary obligation due to the association, the association may demand that the tenant pay to the association the future monetary obligations related to the parcel. The demand is continuing in nature, and upon demand, the tenant must continue to pay the monetary obligations until the association releases the tenant or the tenant discontinues tenancy in the parcel. A tenant who acts in good faith in response to a written demand from an association is immune from any claim from the parcel owner.

(a) If the tenant prepaid rent to the parcel owner before receiving the demand from the association and provides written evidence of paying the rent to the association within 14 days after receiving the demand, the tenant shall receive credit for the prepaid rent for the applicable period and must make any subsequent rental payments to the association to be credited against the monetary obligations of the parcel owner to the association. The association shall, upon request, provide the tenant with written receipts for payments made. The association shall mail written notice to the parcel owner of the association’s demand that the tenant pay monetary obligations to the association.
 
(b) The tenant is not liable for increases in the amount of the monetary obligations due unless the tenant was notified in writing of the increase at least 10 days before the date on which the rent is due. The tenant shall be given a credit against rents due to the parcel owner in the amount of assessments paid to the association.
 
(c)The association may issue notices under s. 83.56 and may sue for eviction under ss. 83.59-83.625 as if the association were a landlord under part II of chapter 83 if the tenant fails to pay a monetary obligation. However, the association is not otherwise considered a landlord under chapter 83 and specifically has no duties under s. 83.51.
 
(d)The tenant does not, by virtue of payment of monetary obligations, have any of the rights of a parcel owner to vote in any election or to examine the books and records of the association.
 
(e) A court may supersede the effect of this subsection by appointing a receiver.

The Stonehurst Ten Commandments of Being a Good Neighbor
 
Commandment #1     Thou shall respect thy neighbor’s property and not let thy dog do its business on their lawn.

Commandment #2     Thou shall keep thy lawn in good repair and manicured.

Commandment #3     Thou shall keep thy new stereo speakers down to a respectful level. When the windows rattle so does your neighbor’s head.

Commandment #4     Thou shall observe and obey community speed limits and stop signs. Children are our most precious gift, and a sheriff deputy may be hiding around the corner waiting for you.
Commandment #5     Thou shall ensure thy toddler is wearing swim diapers to avoid the pool being shut down due to a “brown out”. Thou shall pay for the expensive chemical treatment that must follow
Commandment #6    Thou shall keep thy dog(s) on a leash while outside.
Commandment #7    Thou shall watch over thy neighbor’s home while they are away just as we would hope they would do for us. This is called neighbors looking out for neighbors.
Commandment #8    Thou shall not let thy dog bark all day and all night outside.
Commandment #9     Thou shall get to know thy neighbors. They may not be such bad people after all.
Commandment #10 If one of the above upsets you, thou shall politely discuss a solution with thy neighbor as they may not be aware you are upset.

Question: I’ve been watching a lot of HGTV and see that home inspections are often recommended when buying a home. We bought our house new from DR Horton and they did the inspections for me, so do you think we should have gotten an independent home inspection?

Answer: My husband and I also had our home built, and watching it go up was real scary. I can’t tell you the number of times I was on sight watching, and asking questions. After the house was finished, we also allowed the builder to do all of the inspections and walkthroughs. I have since become a licensed REALTOR, and have learned that we should have ordered an independent home inspection.

Why a Buyer Purchasing An Existing Home Needs a Home Inspection

A home inspection gives the buyer more detailed information about the overall condition of the home prior to purchase. In a home inspection, a qualified inspector takes an in-depth, unbiased look at your potential new home to:
• evaluate the physical condition: structure, construction, and mechanical systems
• identify items that need to be repaired or replaced
• estimate the remaining useful life of the major systems, equipment, structure, and finishes

Why a Buyer Purchasing A New Home Needs a Home Inspection

Buyers need the comfort of an objective expert opinion for them that their builder is doing a good job, and that any defects discovered will be brought to their attention for resolution. September Stonehurst Spotlight

This month's StoneHurst Living's Spotlight is on Mr. Kurt Peters, a six year resident of our community.

Where were you born: Kurt was born in East Prussia, which back in 1930 was a part of Germany. Today these lands are split between Russia and Poland.

Your childhood: Kurt was 14 and living on a farm when the sound of advancing tanks of the Russian army were heard in the distance. Kurt's family loaded all of their belongings onto their farm wagons and fled towards Germany. For a month and a half they continued on this horrible journey, ever so fearful of this dreaded enemy. While emotions ran high during these terrible times and events, over the ensuing 60 odd years Kurt's emotions have subsided and he has forgiven those who sought to harm him, his family and fellow countrymen.

Headed for the USA: Following the war and while living in East Germany Kurt began to take an interest in possibly immigrating to the United States. He experienced a certain bias against East Germans. Plus he wanted to improve his life. Why not the USA? So, in 1950 he secured a sponsor, a couple who were professors at S.E. Illinois University, through a local church and his new life began.

Missing Dog Last Seen in Stonehurst

Missing dog! Our Husky has been missing since Monday, August 23, from the Johns Creek subdivision. He was last seen in Stonehurst in the woods on Ferncreek.
